In response to an e-mail I made one potential buyer a detailed audio narrative of all the research I've done on the land in an effort to help them make a good decision. I'm including that audio here because it may save you time.


Estimated Cost

As someone planning to build on the land, I did some cost-research for my project. That research is three years old but may give you some useful starting assumptions prior to doing your own research:

Sewer hook up is functional and recently inspected. Cost to hook up: $8,000.

Water runs along the front of the property. Hook up fee: $35k (I heard this went up but have not checked).

Power hook up above ground to power line at edge of property: $5,000 to $9,000.

Foundation: Met with a reputable foundation contractor regarding my designs for an all concrete house (see drawings below) which is very heavy and requires substantial foundation: $150k estimate. This could go down to 75k if you built a standard all wood house or if the house size was reduced.

$35k in estimated permit costs per conversation with Curtis at Marin County community development.


236 Tiburon Blvd Plans

These plans were developed with an engineer and show example of options to work with the site. They are not approved and the county indicated that there would need to be changes to the shape in order to meet their design guidelines. I offer them mostly to illustrate an option to create large amounts of level ground by using the back of the house as a retaining wall and filling in the area.
